When you’re buying a home, you’ll want to pay special attention to the roof. Especially if you’re buying a used home. The roof is going to be one of the biggest investments you’re making in the house, so make sure it gets a thorough inspection.

 

How Old is the Roof?

One of the first things you’ll want to get acquainted with is the actual age of the roof. A typical asphalt shingle roof can last about 20 years, while a tile, metal, copper or slate roof can last almost fifty years. You’ll want to find out as soon as possible how old the roof is and if it is still within its lifespan. If not, consider that a great way to talk down the asking price!

Mold on the roof is one of the scariest things that anyone could ever imagine when it comes to your roof. Mold is a fungus and it comes in a lot of different colors and shades. While some types of mold are very noticeable, other are more sneaky and can hide easily. Mold hides in places you wouldn’t see at first glance. Kind of like a…roof!
