How Old is the Roof?

One of the first things you’ll want to get acquainted with is the actual age of the roof. A typical asphalt shingle roof can last about 20 years, while a tile, metal, copper or slate roof can last almost fifty years.

You’ll want to find out as soon as possible how old the roof is and if it is still within its lifespan. If not, consider that a great way to talk down the asking price!


Mold on the roof is one of the scariest things that anyone could ever imagine when it comes to your roof. Mold is a fungus and it comes in a lot of different colors and shades. While some types of mold are very noticeable, other are more sneaky and can hide easily.

Before making an offer on a house, make sure the downspouts are going into a storm drain instead of the ground. Check for past flooding and standing water around the downspouts as well. If there is a lot of excess water, this can affect the foundation, too.

Rooftop leaks are the leading cause of damage to the floors and ceiling of a house. They can be a real torment to everyone living in the house. It damages furniture, cabinets, shelves, tables and more.

Once a leak has begun, it’s really difficult to pin the location because a leak might seem to be coming from a specific place in the ceiling and be in another place altogether.  This is something you will want to pay attention to before purchasing a house.

Proper Ventilation

Good ventilation is one of the most important things when it comes to the life of your roof. Even if the roof is relatively new, if you’re dealing with a ventilation system that isn’t working properly, it can really affect the overall “healthiness” of your roof. Not to mention the life of your roof.

While making a quick roof inspection yourself is a great idea, it never hurts to call in an expert to confirm any suspicions and give you a good estimate about how much a repair or installation might cost.

Even if you’re certain nothing is wrong, it is never a bad idea to get a second opinion or expert advice on whether or not the roof is worth putting money towards.
